Commercial Leases fall into either a full
service, gross or triple net lease structure:
With a Full Service Lease structure, the Owner through the management
group provides common area maintenance, janitorial services, landscaping services,
interior/exterior repairs, roof, HVAC repair and service, and pays for property
tax and insurance.
In a Gross Lease structure, the owner (through the management group)
is responsible for the property tax and insurance; and common area maintenance.
In a Triple Net Lease structure, the above mentioned are all paid for
by the tenant in a cost per square foot basis.
